Dubai, United Arab Emirates — Investors placed enough orders to cover DIP Holding’s initial public offering of up to $543 million within minutes of the books opening, according to a report by Bloomberg, in the first listing in the United Arab Emirates this year.

The seller is Dubai Investments PJSC, the sole owner of DIP Holding, which is offering a 20% stake at between approximately $0.30 (AED 1.10) and $0.31 (AED 1.15) a share. The top of that range values the company at about $2.7 billion (AED 10 billion). Terms seen by Bloomberg showed indicated demand above the number of shares available.

Income is a large part of the pitch. DIP Holding is promising $592 million in dividends over the next three years, and its expected payout for 2027 of approximately $197.4 million (AED 725 million) implies a yield of as much as 7.60%.

The company’s price range announcement sets out the schedule: approximately $190.6 million (AED 700 million) for 2026, $197.4 million (AED 725 million) for 2027 and $204.2 million (AED 750 million) for 2028, paid in two installments a year, subject to board and shareholder approval. The first payment after listing, about $95.3 million (AED 350 million) covering the second half of 2026, is expected in April 2027. At the top of the range, the 2027 payout gives a yield of approximately 7.27%.

A quickly covered book could give Dubai Investments more room when setting the final offer price. The price will be determined through book-building based on professional investors’ orders, the company said, although strong early demand does not necessarily indicate where within the range the shares will be priced.

All 1,735,243,300 shares in the deal are existing shares, which means the proceeds go to Dubai Investments rather than DIP Holding. If the offering size stays unchanged, the parent will keep 80% of the company. Professional investors are allocated 92% of the shares, individual subscribers 5%, Dubai Investments shareholders 2% and group employees 1%, and both the seller and DIP Holding have agreed to a 180-day lock-up after listing.

The asset behind the listing is Dubai Investments Park, a 2,300-hectare (8.9 square mile) development close to two of Dubai’s main logistics hubs: Jebel Ali Port and Al Maktoum International Airport, where a $35 billion expansion is under way. Bloomberg counts it among the largest mixed-use projects in the UAE, with storage sites, hotels, retailers, schools and healthcare facilities inside its boundaries.

DIP Holding doesn’t build and sell property. Through its subsidiary Dubai Investments Park Development Company, it leases serviced plots to tenants, typically on terms of 30 years or more, and the tenants fund and run their own buildings, according to its IPO website. The park runs on a 99-year headlease agreed with the Government of Dubai in 1999, and ground lease occupancy stood at 99.9% on June 30, 2026, across about 1,000 tenants and more than 150,000 residents.

Revenue rose 7.6% to approximately $261.4 million (AED 960 million) in 2025, while profit for the year climbed 14.2% to about $297.6 million (AED 1,093 million), the company said. Growth slowed in the first half of 2026, when revenue increased 1.8% to approximately $134 million (AED 492 million) and profit gained 6.1% to about $120.9 million (AED 444 million).

The park is one piece of a broader group. Dubai Investments holds interests in roughly 30 businesses across industries that include manufacturing, property and financial services, and it has already named Emirates Glass LLC and district-cooling company Emicool LLC as possible candidates for listings of their own.

Dealmaking across the Gulf has carried on alongside the offering. Within the same 24 hours, Apollo Global Management Inc. agreed to buy a stake in Mubadala Capital, the unit that runs alternative investments for Abu Dhabi’s $385 billion sovereign wealth fund, Bloomberg said. Apollo and other strategic investors plan to put a combined $5 billion into the firm’s investment strategies when the deal first closes. In Saudi Arabia, Investcorp joined Saudi investors in buying REDA Gulf Holding, a fire safety and equipment company with more than 1,700 engineers and technicians in 19 countries.

Subscriptions for DIP Holding run from October 27 to November 3, and the final offer price is due on November 4. The shares are expected to begin trading on the Dubai Financial Market on or around November 11.
